The project involved construction of a new 12 story mixed use building located within Brooklyn Bridge Park, on a formerly vacant waterfront piece of land owned by Consolidated Edison. The pile supported, cast-in-place concrete structure, is located within an AE flood zone on the waterfront of Brooklyn. It was designed to meet Zoning Design Flood Elevation requirements, and the address acoustical constraints created by its adjacency to the Manhattan Bridge. The unique façade features a gradient of window sizes which afford more masonry to protect the interiors at the upper floors, while on the lower floors larger windows offer broader views to the water and Park. The building accommodates 42 loft-style condominium units, a ground floor restaurant, and an annex to the Brooklyn Children’s Museum, which is open to the public and the surrounding park.
The building structural system utilizes cast-in-place concrete construction, supported by a pile foundation system.
